How I Work

Real estate can feel overwhelming. My job is to make it straightforward.

I work primarily in west and southwest Edmonton—Laurier Heights, Westmount, Parkview, Windermere, Glenora, Terwillegar, and surrounding areas. I also help clients in St. Albert and Sherwood Park. I know these neighborhoods well: which streets get multiple offers in spring, which blocks flood during thaw, where the best elementary schools are, and what buyers will actually pay for your home.

Whether you're buying your first condo in Summerside, selling a character home in Glenora, or looking at commercial properties across Edmonton, I'll walk you through every step. I return texts within 2 hours during business days, explain everything clearly, and never pressure you into decisions that don't make sense.

What you can expect: I answer my phone. I show up on time. If something goes wrong (and it always does), I handle it quickly and keep you informed. No surprises, no runarounds.

Residential Real Estate

Most of my work is helping people buy and sell homes. Here's what that looks like:

First-Time Buyers

From pre-approval to possession in 60-90 days. I'll walk you through financing, inspections, and negotiations without the overwhelm. You'll understand every step.

Upsizing & Downsizing

Timing two transactions is tricky. I'll coordinate your sale and purchase so you're not stuck paying two mortgages or scrambling for temporary housing.

Investment Properties

I'll help you find cash-flowing rentals and infill opportunities before they hit MLS. You'll get real numbers on cap rates and rental income—not guesses.

Sellers

Professional photography, staging advice, and strategic pricing from day one. No "testing the market"—we price it right to get serious offers fast.

My approach to pricing: I don't overprice to make you feel good, and I don't underprice to get a quick sale. I use comparable sales data and current market conditions to price your home where it will sell quickly and for top dollar. Most of my listings get multiple offers.

Commercial Real Estate

I work with business owners, entrepreneurs, and investors on commercial properties—retail spaces, office buildings, industrial sites, and development opportunities across Edmonton.

Commercial deals are different from residential. They require understanding zoning regulations, tenant rights, lease structures, and how to analyze whether a property makes financial sense. I'll walk you through cap rates, operating expenses, and potential risks before you sign anything.

What I help with: Finding spaces that fit your business needs and budget, negotiating lease terms that protect you, analyzing investment properties for real returns, and coordinating with lawyers and accountants to close deals smoothly.

Common Questions

"Do I need to renovate before selling?"
Usually no. Most buyers want move-in ready, but that doesn't mean new everything. I'll tell you the 2-3 things that actually matter—fresh paint, decluttering, maybe new carpet. I won't suggest $30K in renovations you won't recoup.

"What if the market drops while I'm listing?"
I price homes for today's market, not last year's. If conditions change, we adjust. But sitting around waiting for the "perfect time" costs you more than a slight price adjustment.

"Can you help if I need to sell fast?"
Yes. I've handled 30-day closings, estate sales, and urgent relocations. It requires different pricing and marketing, but it's doable.

"How are you different from a big team?"
With big teams, you get shuffled between people—one person lists your home, another does showings, someone else handles offers. With me, you get my direct cell and I handle your transaction personally. One person, start to finish.
